ACCOMMODATION BOOKING TERMS & CONDITIONS

PREAMBLE

•     Please read these terms and conditions carefully as they incorporate the basis upon which all reservations are accepted by GREYLEIGH KIAMA PTY LTD.

•     By making a reservation you automatically accept all of the terms and conditions outlined hereunder.

•     All of our accommodation options can be seen and booked directly via our website: www.greyleigh.com.au. Bookings can be made by guests individually online. Please ask for your unique booking code.

•     Greyleigh does not accept any responsibility for misleading information that may be provided by third-party websites (Airbnb, Booking.com, etc) about any of our properties. Please contact us prior to booking if there is one feature or many features that you would like to confirm about the property that you are interested in booking.

 

PART A - ACCOMMODATION

 

•     Access to accommodation is for booked house guest use only and is subject to availability. Greyleigh must approve any additional guests.

•     Accommodation is available for:

    (a)     Grey’s Homestead (3 bedroom, 3 bathroom, sleeps 10)

    (b)     Grey’s Guest House (3 bedroom, 2 bathrooms, sleeps 6)

•     Accommodation must be booked for a2-night minimum. For weddings, check in day is one day prior to wedding, check out the morning after the wedding).

•     Accommodation must be booked for a minimum of a 3-night stay during Public Holiday weekends.

•     Guests may extend their stay either side of the minimum requirement if they wish to enjoy more time at Greyleigh subject to availability.

•     Variations to what is listed in the room description may apply and product brands are subject to change without notice.


PART B – OFFICE INFORMATION

OFFICE HOURS

•     Our office is open Monday to Friday8am – 4pm, and Saturday to Sunday 9am - 2pm. Our office is closed/unattended outside of these hours.

•     Booking enquiries must call within office hours.

•     In-House Guests that need assistance should call within office hours.

•     In-House Guests that need emergency assistance outside of office hours can call 0497 432 432 and leave a voicemail. This is a voicemail service and the person in charge for the evening can only receive voicemails – missed calls and text messages will not divert to the phone of the person in charge for the evening. The person in charge for the evening will listen to your voicemail and get back to you as soon as they can. We will always do our best to help.

 

CHECK-IN & CHECK-OUT

•     Unless otherwise agreed upon, all check-ins are from 3pm (no earlier) and all check-outs are strictly prior to 10am.

•     Late check-out after 10am may incur a late check-out fee to the value of one night in your accommodation, at the discretion of management, unless late check-out has already been arranged prior to departure.

•     If we are fully committed on the departure date, late departures or extensions not already confirmed will not be permitted.

•    The late check-out fee to the value of one night in your accommodation does not entitle the payee an extra night in your accommodation. It is a late check-out fee.

•     Furniture and furnishings are not to be re-arranged, must not be removed and must be in their original position on departure.

•    Utensils must not be removed from the accommodation. If renting both homes, furniture etc must not be moved between the two homes and additional cleaning fee of $250 will be charged for additional cleaning time.

 

PART C – ADDITIONAL REQUIREMENTS

HOUSEKEEPING

•     We can provide additional towels upon request for a small laundry charge. Requests after 9AM should call to arrange collection from reception.

•     Guests must bring their own cot linen for children.

•     Pool towels are provided for and are located in the laundry in each home.

•     As we are a small business operating self-contained accommodation with our guests’ complete privacy in mind. Should you require an accommodation service, we are happy to arrange for you at an additional cost.


EXTRA BEDDING

•     We do not provide extra bedding, mattresses and linen for additional guests that is above the number of beds provided in the accommodation.

•    Extra charges apply for any item on the Check-out Checklist (provided at check- in) that is not complete upon check-out. The accommodation and grounds are to be left in a clean and tidy condition. The property must be left secure with all doors and windows locked.Please ensure all dishes are washed and put back into cupboards and all rubbish is removed and placed into the appropriate bins. Failure to do so will incur a charge for extra cleaning and/or excessive rubbish removal, which will be deducted from the credit card provided at the time of booking. Extra cleaning/excessive rubbish removal will be calculated on the number of hours required over and above the normal cleaning time and/or the amount of rubbish that needs to be removed beyond the volume of the allocated bin.

 

EXTRA CLEANING/SERVICES

•    Extra charges apply for any item on the check-out checklist (provided at checkin) that is not complete upon check-out. The accommodation and yard are to be left in a clean and tidy condition. The property must be secure with all doors and windows locked.Please ensure all dishes are washed and put back into cupboards and all rubbish is removed and placed into the appropriate rubbish bins. Failure to do so will incur a charge for extra cleaning and/or excessive rubbish removal, which will be deducted from the credit card provided at the time of booking. Extra cleaning/excessive rubbish removal will be calculated on the number of hours required over and above the normal cleaning time and/or the amount of rubbish that needs to be removed beyond the volume of the allocated bin.

 

EXTRA GUESTS

•     We do not accept extra guests staying above the total room occupancy in any of our accommodation. Automatic cancellation with no refund will occur if guests exceed the number of people nominated at the time of booking.


PART D - GENERAL

AMENITIES

•     The following amenities are included in each of the self-contained properties (variations may apply and brands are subject to change):

    (a)     Flat and fitted bed sheets, quilt/s, quilt cover/s, pillows, pillow covers and towels;

    (b)     Body cleanser, body cream, hand and body cream, shampoo and conditioner; and

    (c)      Dishwashing liquid, cutlery and crockery, tea towel/s, tea bags and coffee.

•     Linen is provided for queen bed sand single beds to match the number of guests in the booking.

 

CHILDREN

•     Children must be accompanied and supervised by adults at all times while using pool and swings.

•     We provide porta cots for an additional $50 which will be placed in Homestead or Guest House prior to arrival.

•     Guests must bring their own cot linen.

•     Please advise of any children traveling with you prior to arrival.

 

WILDLIFE PRESENT

•     Due to our rural location there can be snakes spiders, ants, flies, insects and other wildlife present around the accommodation. If you cross paths with a snake, please leave it be, do not disturb it or try to move it along. Greyleigh will not be held accountable for snake bites and injury.

 

PART E - RESTRICTIONS

VISITORS

•      No extra guests are allowed in houses above those in the booking.

•     All guests planning to have visitors must receive written our approval prior to the visit.

•     Maximum of 4 visitors per home.

•      No outside visitors are allowed unless approved by Greyleigh.

•     Strictly no large groups or gatherings in any of the houses, unless approved by Management.

•     Any guests found with unapproved visitors will receive an automatic cancellation of their booking with no refund. Greyleigh reserves the right to immediately request all occupants of the property up to, and including, the guest who has registered for the property to vacate the premises immediately.

•     Any external caterers, suppliers, must be pre-approved to enter the property prior to stay and all contact details of such suppliers must be communicated via email to Greyleigh, quoting your booking details.

 

NOISE RESTRICTIONS

•     Greyleigh has an accommodation noise curfew.

•     Strictly no noise or loud music after 10pm.

•     All music must be moved inside theHomestead and Guest House after 10pm. Guests playing music or making excessive noise after 10pm will be asked to leave the property immediately and will not be accepted back onto the property.

•    Noise or unacceptable behaviour to neighbours will not be tolerated at any time. Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet.

•     If Greyleigh staff are required to be called out due to noise or other matters, a call out fee of $500 will be applied or taken from the bond.

 

PARTY RESTRICTIONS

•     Like most hotels, AirBnBs and accommodation providers, Greyleigh has a zero tolerance policy on parties being held on the property. We do not allow large groups, gatherings or parties in any of the houses.

•     Any guests found to be having parties will receive an automatic cancellation of their booking with no refund.Greyleigh reserves the right to immediately request all occupants of the property up to, and including, the guest who has registered for the property tovacate the premises immediately.

•     Live music, solo, or duo only, allowed up to 10pm. Prior approval from Greyleigh and contact details of musicians to be communicated to Grey leigh via email, quoting booking details.

 

CAMPING/SLEEP-OUT RESTRICTIONS

•     Strictly no camping in tents at Greyleigh.

•     Strictly no sleeping-out in vehicles, camper vans, motorhomes, buses, etc.

•     Greyleigh staff patrol the entire property every night and anyone found infringing this policy will be asked to leave the property immediately and will not be accepted back onto the property.


PETS

•     Pets are allowed at Greyleigh, butManagement must be advised at the time of booking.

•     Requirements of Pets at Greyleigh include: pet feces be picked up and discarded in an appropriate bag and placed in our bins, dogs must be washed and free of vermin prior to arrival, please provide your own pet bed while at Greyleigh, animals are not allowed on the beds and furniture and must be kept on a leash at all times.

•     Any additional will incur a cleaning fee of $500 or taken from bond, over and above any payment required to remedy damage a pet may have caused.

 

SMOKING

•     The properties are non-smoking.

•     Strictly no smoking indoors.

•     Smoking is permitted in some outdoor areas only with an ashtray.

•     If infringed, the guest who made the booking will be charged a cleaning fee of $500 if a smoke smell is present inside the room after departure or if cigarette butts are not in a bin.

 

FIRES

•     Strictly no outside fires unless the fire is in a designated fire-pit at Greyleigh.

•     No fires in Summer months (December, January and February).

•     Fires are allowed outside of Summer months pending any restrictions at the time.

•     Indoor fireplaces are allowed year-round and must be sufficiently controlled to not constitute a danger.

•     Automatic cancellation with no refund will occur if a fire is lit outside of the designated areas or if not approved by management.

 

ROAD SAFETY

•      Guests are not to exceed 10km/h on the gravel roads.

•      Strictly no off-road driving at Greyleigh.

•      Please drive with caution, as other guests and wildlife are present on the property.

•      Automatic cancellation with no refund will occur if guests exceed the speed limit or found driving under the influence.

•      All other public road safety rules apply on Greyleigh property.

PART F – DAMAGE AND LIABILITY

 

OCCUPANCY RULES

•    The guest who booked will be held accountable for any damages and losses caused at the accommodation by them, their guests (including those by third party visiting the property) during the dates booked which may be subject to additional charges.

•     If the guest cannot be charged for damages and losses after their departure, the charge will be deducted from the security bond.

•    Damages and losses may include, but are not limited to linen and towel replacements, carpet stains, dirty walls, excessive cleaning, rubbish removal, smell removal, linen damages/stains, use of candles leaving behind wax on furnishings and physical damage(s) to the property and/or its contents.

•    Greyleigh reserves the right to proceed with any charges in addition to the accommodation cost on the presented credit card and/or security bond supplied at the time of booking.

 

DAMAGES

•     All damages, breakages or losses to the accommodation, furniture and furnishings, are to be reported to the grounds manager immediately.

•     Please advise Greyleigh Management if you discover damage, breakage or default or you have reason to suspect an item may be missing, otherwise we will consider this to be a responsibility of the current guest and will be charged accordingly.

•   All damages or theft will be deducted from bond and in the event that damages or theft exceed $5,000 your on-file credit card will be charged accordingly.

 

LIMIT OF LIABILITY

•     Greyleigh does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events that are out of or beyond our control. This includes but is not limited to bushfires, pandemics, air conditions and extreme weather events.

•    The roads and ground at Greyleigh can be uneven. Greyleigh does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses caused by uneven roads and ground.

•     Greyleigh is a large farm property and waste materials may exist on the ground in some areas. Greyleigh does not accept any liability whatsoever for any injury damage, loss, delay, additional expenses caused by any waste materials on the ground.

•     Greyleigh reserves the right to decline a booking for any reason whatsoever at their absolute sole discretion.

•     All guests enter at own risk and Greyleigh are liable for their losses.

•     No refunds for cancellations due to bushfires, pandemics, air conditions and extreme weather events. All guests are advised to have travel insurance for their stay at Greyleigh Kiama.

•     All bookings are non-refundable therefore any interruption to your trip should be claimed via the travel insurance provider or credit card provider.

•     When a guest needs to cancel their booking due to a bushfire or extreme weather event that prevents all direct access to the property, a credit for the same number of nights and same property (no monetary value) will be offered. Credits are valid for 12 months and cannot be used for bookings on public holidays and long weekends.

•      No responsibility is taken for guest or approved visitor personal property le^ on the premise.

•     Lost property will be kept with Greyleigh Management for a total of 1 week following your stay. Any items of lost property returned to guests will be charged to the guest.

•     The guest indemnifies Greyleigh against, and must pay Greyleigh on demand, the amount of any loss which Greyleigh suffers or incurs arising out of orin connection with any loss of, or damage to, or loss of use of, any real or personal property, or the personal injury, disease or illness (including mental illness) to, or death of, any person, in relation to the guest’s visit or this agreement.

•    Without limiting the generality of this clause, Greyleigh shall in no circumstances be liable for the direct, indirect or consequential Loss or damage arising from this agreement suffered by the guest or any third party for any loss or damage.

•     The rights, immunities, defences and limits provided for in these conditions shall apply in any action against Greyleigh for loss or damage whether the action be found in contract, tort or other wise notwithstanding any breach of the contract or condition hereof by Greyleigh.

•     If any act or omission by Greyleigh in connection with or related to the performance of this agreement or any default or breach of this agreement by Greyleigh causes or contributes to any harm or to any loss, the guest indemnifies Greyleigh fully in respect of:

    (1)    all damages, loss, liability, costs, charges and expenses suffered or incurred by any party as a result of that act or omission or default;

    (2)   any obligation Greyleigh to pay damages or satisfy any other liability in consequence of such a claim; and

    (3)   all costs, charges and expenses incurred by Greyleigh in that respect.

•     The parties agree that Greyleigh’s maximum aggregate liability to the guest or any third party will not exceed the fee for Greyleigh’s service or the fee for provision of the particular service in question, whichever is less.


 

•     The liability of the guest to indemnify Greyleigh will be reduced proportionally to the extent that an egligent act or omission of Greyleigh contributed to the loss.

•     Any claim by the guest against Greyleigh must be notified to Greyleigh within 4 weeks of the last day of the guest booking and adherence at the property after which any Claim made against Greyleigh will be time-barred and not enforceable.

•     It is not necessary for Greyleigh to incur expense or make any payment before enforcing a right of indemnity under this agreement.

•      This clause survives termination or expiry of this agreement.

 

 

 

PART G – BOOKINGS AND PAYMENT

 

•      A 50% holding deposit is required to secure the accommodation.

•      $5,000 refundable security deposit payable 14 days prior to arrival.

•      Balance due 14days prior to arrival.

•     Rates exclude peak times (20December – 31 January), long weekends, public holidays, Christmas, New Year& Easter periods. Peak accommodation rates apply during these times.

•     Rates and rooms are current at time of printing and may be subject to change before a booking is made due to upgrades.

 

 

PAYMENT

•     As part of the booking agreement, we take a 50% accommodation holding deposit for the two fold purpose of:

    (a)     Holding all of the on-site accommodation on our online calendar; and

    (b)     a security bond of $5,000 is payable 3 days prior to check-in in the event that any damages, losses and setbacks to Greyleigh cannot be charged to relevant guest(s). The security bond is returned approximately 7 days after departure and cannot go towards any accommodation payments.

•     Final payment is required and will be processed 14 days prior to check-in. We do not offer refunds

•    In the event where any of the guests cannot be charged for any of the setbacks to Greyleigh that are outlined below in the terms and conditions, the charge will be made to the credit card provided on this form and/or deducted from the security bond held for the accommodation. If a credit card cannot be charged, Greyleigh reserves the right to pursue any outstanding amount as a debt owing, and additionally:

    (a)     interest at 2% above the bank bill swap rate will be chargeable on any outstanding amount in Greyleigh’s absolute discretion; and

    (b)     any costs of enforcement for payment of any outstanding amount, including legal costs, will be payable by the relevant guest.

 

CANCELLATION POLICY

•     Greyleigh does not accept any liability whatsoever for any injury, damage, loss, delay, additional expenses or inconvenience caused directly or indirectly by any events that are out of or beyond our control. This includes but is not limited to bushfires, pandemics, airconditions and extreme weather events.

•      For cancellations under 24 hours after the booking is made • a 50% cancellation fee in case booking was for a week or more.

•     All other bookings made with us are non-refundable.

•     We can transfer the booking to another agreeable time or apply a credit up to 12months, provided at least 48 hours is given prior to arrival and the booking dates can be refilled.

•     No refunds permitted for shortened stays in any case.

•     Travel insurance is always advisable. We recommend you take out travel insurance prior to arrival so that you can enjoy your enjoy stay at Greyleigh.

•     No refunds for cancellations due to bushfires, pandemics, air conditions and extreme weather events. When a guest needs to cancel their booking due to a bushfire or extreme weather event that prevents all direct access to the property, a credit for the same number of nights and same property (no monetary value) will be offered. Credits are valid for 12 months and cannot be used for bookings on public holidays and long weekends. Credits can only be used for one booking at Greyleigh and cannot be used for split bookings.

•     Should Greyleigh management need to cancel for any reason (acting reasonably), refund or credit will be offered at Greyleigh’s absolute discretion.

 

NO-SHOW

•     Guests who do not show up for their booking will not be entitled to a refund or credit.

  

KEYS

•     In the event the guest misplaces the Greyleigh house keys, the guest will be charged $500, deducted from their security deposit
